Investment Experience

Successful investment experience

In my value-add PE/CRE investments, sponsor success through multiple cycles (no investor money lost), their ability to acquire properties at good price points (cost per door, no matter the geographic market) is important. Also LP favorable waterfall structure is important too.

Failed investment experience

Not quite failed - but I have a stake in bitcoin mining start-up. This particular deal was initially structured as 70% debt to be paid back within 1 year (which they did for the 1st fundraising. But the second fundraising, they decided to go IPO, then missed the market, so have yet to pay back the 70% debt portion as it is not technically due til 2024.) Learning - don't get caught up in market euphoria.
