Residential investment - purchased a short sale. Purchase price, buying at the right price, gives you an advantage of immediate equity.

Failed investment experience

Purchased a duplex that was 50 years old. Didn’t hire the right property manager and had to do property maintenance on my own which is not my area of expertise. Ended up selling it after 18 months.
