- I've built several large scale multi-family or mixed use developements that have been successful and generate cash flow, or have been sold
- I've build and invested in single family that I've done substantial remodels and later sold
- I started a CPG brand, invested signficant funds, raised capital, and have built it into a top national industry leader and still run that business.

Over-estimate how long it's going to take and how much it's going to cost
Assume that raising capital with take 3 x longer than planned
Biggest lessons, do not under-hire in accounting
Failed investment experience
If it sounds to good to be true, it is ;) I've fortunately not had a failed investment, but I have two that didn't turn out as planned.
