Started my real estate journey with 2 long term rentals in cleveland ohio in november and december 2021. Got in when interest rates were low 3.6 and 3.8%. Cashflowing 10% COC and stable now. Learned to recognize trends in real estate and interest rates

Failed investment experience

NFT investment in Phanta bear. 0.97 eth, went up to 7 eth. then dropped back down to 0.3eth currently. Got in to learn and saw how volatile NFT's are
